• Mechele, are the homes and properties listed in the Real Estate Book the only listings your office has?  No, no, absolutely not.  With eight agents in the office at this writing, ERA Three Rivers Realty has many more listings than the ones you see in the advertisements.  In addition, we can access listings on both the Georgia Multiple Listing Service and the North Georgia Multiple Listing Service.  So, if that home or land you are seeking is out there, I will find it for you--whether specifically listed with our office or not.
• And, now, what exacty is a Multiple Listing Service?  A Multiple Listing Service (MLS) is a service where agents from many agencies and areas list what they have for sale, usually with photographs.  It lets us see what is out there and makes it easier to find your dream home or, on the other side, to sell your listing by providing a bigger audience of buyers.
• So, then, you can sell me homes or property listed with other agencies?  Oh, yes, no problem.  Whatever you want to buy, I can help you with--and, no, there are no special charges involved with buying property listed with another agency.
• Then, how are you paid, if we buy something that is not a listing of ERA Three Rivers Realty?  My payment comes from commission on a sale, which is generally paid by the seller (tho', in some circumstances, this point is negotiated between seller and buyer).  If I sell a property that is listed by me, yes, I receive a full commission.  However, if I sell a property that is listed by another agent, whether within ERA Three Rivers Realty or outside of it, I will receive a portion of that commission (usually half) and the listing agent will receive the rest.
• If I list with you and ERA Three Rivers Realty, how much do I pay for advertising my home or property?  You do not pay for general advertising of your home or property--advertising your listing is my job as your agent.
• So, I was going down the road, and I saw a house I liked, "For Sale By Owner;" can you help me with that?  Absolutely.  Give me a call, and we will talk.
